Eviction Searches are a search of the county level court system for eviction cases filed against the applicant. An Eviction case filed against a person means that a prior landlord has had reason to want to remove the person from their property. Prior eviction cases are an indication that the applicant has had payment problems or significant violations with another landlord in the past.
It is very important to note that Eviction Cases are filed with a name only. Additional identifiers such as date of birth or social security number are not provided for verification. Therefore, if you are searching a common name, you have the potential to get dozens, if not hundreds, of name matches for your applicant. In these cases, we highly recommend Residential Verifications. This type of search will get direct information from prior landlords. Please see the Tenant Rental History Verification section for more information.
